AYEBI J.A. The plaintiff is engaged in the hotel business. Defendant trading under the name and style of EX-EL SALON is in the business of hairdressing. In July 2001, plaintiff leased a space in its shopping mall within the hotel to defendant to carry on her business. The duration of the lease was for two (2) years at an annual rent of the cedi equivalent of $12,296.00. Defendant duly took possession of the shop and carried out her business but reneged on the covenant to pay rent despite repeated demands. As at the end of the lease, defendant was in arrears of rent in the sum of GH¢17,411.02 (¢174,110,189.00). In addition to asking for a reduction in the rent, defendant requested to pay the arrears by installments. Plaintiff rejected both proposals. Without paying the rent owing, defendant vacated the shop. Consequently, plaintiff sued the defendant for: a.
