PETER ADJEI FORDJOUR vs. MICHAEL SOWAH

Plaintiff instituted the instant action against the Defendant for, among others, a declaration of title to a parcel of land situate at North West Teshie in the Greater Accra Region of Ghana covered by land Certificate No. GA 33856, Vol. 02, Folio 868 issued on 5th October, 2010. He claims that the Defendant herein is a trespasser on his property. According to the Plaintiff, he acquired the land in dispute from one Charles Osei in 2010. He claims that at the time of purchase, Charles Osei, the vendor, already had a Land Title certificate evidencing his interest in the said land. The Plaintiff further traced his vendor’s root of title to a Real Estate Company called New England Estates Limited that also had a Land Title Certificate covering its interest. He further claimed that the said New England Estate Limited acquired its interest from the Lenshie Quarter of Teshie who had also registered their title in a larger parcel of land at the Land Title Registry Division of the Lands Commi.....
